The standard text/WhatsApp message

Send it within an hour or two of the viewing if you can — text and WhatsApp get read (and answered) much faster than email, and the immediacy is part of why the format works.
A shorter version
Hi [First name] — quick one, 60 secs on what you thought of [Property Address]? [Link]
Use this for a viewer you’ve already built some rapport with, or as a follow-up nudge if the first message hasn’t had a response after a day or so.
A version for a second viewer in the same household

Sending one link per person (rather than asking one partner to answer for both) gets you two data points instead of one, and often surfaces a disagreement between viewers that’s genuinely useful to know about.
A follow-up if there’s no response

WhatsApp vs SMS — does it matter which you use?
Not hugely. WhatsApp tends to have marginally higher open and response rates in the UK since most people already have it open through the day, and it’s free to send regardless of the recipient’s contact plan. SMS is more universal — it doesn’t require the viewer to have WhatsApp, or you to have their number saved as a contact in some setups. If you’re not sure which a viewer prefers, SMS is the safer default; WhatsApp is worth using if you already have an existing WhatsApp relationship with them (e.g. you booked the viewing over WhatsApp in the first place).
Why texts work better than email for this specific ask
Feedback requests are time-sensitive in a way most email isn’t — the value of the answer decays within a day or two as memories flatten into “it was fine.” Texts and WhatsApp messages get read within minutes for most people, which matters more here than it would for, say, a vendor report that someone can reasonably read later in the day. That’s also why the email template is worth having as a backup for viewers who don’t respond well to text, rather than a replacement for it.
Keeping it compliant
A quick, one-off feedback request tied to a viewing someone has just attended is standard agency practice, but keep messages relevant and infrequent — this is a feedback request, not a marketing message, and it should read that way. If you’re messaging a personal mobile number, stick to the viewing itself rather than adding promotional content, and make sure viewers know it’s genuinely optional.
Timing it around the viewing itself
For a single viewer leaving a property, send it as soon as is practical — many agents send it from the car directly outside, before moving on to the next viewing. For a busy Saturday of back-to-back viewings, it’s tempting to batch these up and send them all in the evening; resist that if you can, since the same-day-but-hours-later version reliably gets vaguer answers than one sent within the hour. If a same-day send genuinely isn’t possible, first thing the next morning is a reasonable fallback — just expect a slightly lower response rate than you’d get from an immediate message.
